Amenities

What utilities are included?
Our all inclusive pricing includes electricity (hydro), water, heating (through electric baseboard heaters) and high-speed Internet through Wi-Fi.

There are no additional costs related to utilities, as it is included in the rent price.

Is there internet service included?
Severn Court’s ultra-highspeed Internet sets the benchmark for student housing Internet connection. In November of 2020, we upgraded to a dedicated Fibre Optic connection. Our entire property enjoys blazing fast speeds on Wifi. As well as included 24/7 customer service from our provider — Cloudwifi
Is Cable TV service included?
No, unfortunately Severn Court does not provide cable service. Our suites are “cable ready” through Cogeco. Tenant’s can create an account with Cogeco if they wish to have cable in their living room or bedroom.
Who is responsible for cleaning the suite?
Tenants are responsible for cleaning their suite and for purchasing all necessary cleaning supplies. There are periodic inspections to ensure that suites are being maintained. Please ensure that there is open communication with your suitemates regarding cleaning duties as it is the responsibility of all suitemates to ensure that the apartments are well maintained and cleanly. Onsite cleaning staff maintain the upkeep and cleaning of the residence grounds and common areas.
Are there laundry facilities onsite?
There are electronic washers and dryers in a laundry room located on the property. This systems requires a laundry card to operate. A laundry card can be purchased in the laundry room for a one-time cost of $5.00 and is reusable throughout your stay with us. This card can be loaded with money using your debit card, credit card or bills in the laundry room. Once it is loaded, the card is used directly on the washers and dryers to pay for laundry from your card balance. There is no need for coins!
Do you have central air? / Is AC Included?
The buildings at Severn Court do not have central air in any of the units, or common areas. Our leases do not include AC as an guaranteed amenity. However — for those staying with us in the summer, as a bonus, we install a window unit in the living room of each apartment to provide general cooling to the entire unit. Tenants are also welcome to bring & install their own AC unit in the bedroom, with no additional cost to the all-inclusive utilities.

Applying for a Room

When should I apply for a room at Severn Court Residence?
You should apply for a room as soon as you get your formal acceptance from Fleming College. The 368 rooms at Severn Court are offered on a first come, first served basis.
How do I apply for a room at Severn Court Residence?
Check out the how to apply page for instructions and when you are ready – click “APPLY NOW” from the main menu at the top of the page. This will take you to our residence portal website to begin.
Do I need a guarantor if I am 18 years of age or older?
All applicants require a guarantor, regardless of their age.
When will I find out if I have a room at Severn Court Residence?
Our staff will reach out as soon as possible to process your application. Once you have a signed lease and have paid at least one month’s deposit, your room is secured.
What happens to my application deposit if I do not get a room because Severn Court is full?
Your full application deposit will be returned by mail. Your application forms will be kept on file and your name will be placed on a waiting list. If a room becomes available, you can re-send your deposit at that time.
What happens if I change my mind before I move in?
Once an application has been accepted and a lease has been signed, you are obligated for all rental payments until the lease term ends or another student is found for your room, whichever happens first. If you change your mind, Residence Management staff should be notified as quickly as possible.

Meals

Is a meal plan available?
Severn Court does not offer a meal plan, but there is a student meal service available through Food Services at Fleming College. Each Severn Court suite has a full kitchen, so meals can be prepared and enjoyed at home.

Rent & Parking

Do I need to pay my full rental term in advance?
No! It is only necessary to pay your first and last month’s rent, as well as a $100 refundable key deposit if you have a guarantor. Tenants without a guarantor may need to make additionally deposit payments. Please speak to staff about this concern.
Can I pay rent by credit card?
Credit card is accepted on the Entrata™ Tenant portal system — additional charges from the payment provider apply.
Do I still have to pay rent if I move out?
Yes, you are responsible for paying rent until the end of your lease term, or until a new person is found to move into your room. It is the tenants responsibility to find a new tenant. If you are thinking of moving out, please inform the Residence Management office as soon as possible.
How much does it cost to park at Severn Court Residence?
Residence parking is an additional charge, not included in rent. Parking is an optional charge as many students don’t have a vehicle.

Parking is charged by the semester, with the entire term payable in advance.

Guest Parking

All visitors to Severn Court will be required to purchase a daily parking pass from the office at $5.00 per day Monday to Friday. Parking is free on weekends starting after 5:00pm on Friday. Parking is also free on statutory holidays.

Charges will be added to your residence account.

Prices and terms are subject to change with each leasing cycle or at management’s discretion. Notice will be posted within the residence if there are any parking changes/updates.

How do I receive refunds?
At the end of your lease or upon special circumstances at the discretion of management, you will receive a refund of your key deposit, less any deductions, as well as any other credits on your account (if applicable).

Severn Court refunds by means of issuing a cheque in the name of the leaseholder. Cheques take time to process and are not immediate. Cheques are mailed out to an address you provide, or can be picked up at our office upon special request.

It is not possible for us to issue a refund in person through any other means.

Security & Maintenance

What type of security is provided?
There are access control  locks on the front doors to all buildings to ensure only tenants can enter. All suites have deadbolts on the front and back doors, and each bedroom has an individual lock.

In addition, we have 24/7 on-call staff to assist after hours.

What happens if I get sick or there is a medical emergency?
There are several walk-in medical clinics in Peterborough, and Peterborough Regional Health Centre is a 10-minute drive from the residence. In addition, Fleming College offers onsite medical care through a Registered Nurse as well as a part-time physician clinic. Peterborough also has 911 emergency dispatch services.
Are there Resident Advisors who live on the premises?
There is a Resident Advisor live in the residence community. Just like on campus residences! These students have been selected and trained as role models and leaders of the residence community. They are here to help you to transition into residence and college life. As well, the RA’s are responsible for making the community a fun, enjoyable and safe environment for everyone to live in.
What do I do if something needs to be fixed?
If you are experiencing a deficiency or problem in your suite that is of an urgent nature, such as a plumbing leak or broken door lock, please notify your Resident Advisor or the Residence Management office right away.

For all other maintenance issues, you should complete a maintenance request form in the office or online.  Depending on the problem, repairs are completed in a timely fashion and will be attended to in priority sequence.

Suitemates

How do you match suitemates?
When you sign up to live at the residence, we ask you to complete a personality profile, which asks questions that help best describe you, your personality and lifestyle habits. This helps management assemble the most compatible suitemates possible.
When will I find out my suitemates?
For any applicants that have applied before July 31st of each year, there will be an email sent with your new roommate’s names and email address.  This information will be sent out in mid-August to the email that you provided on your application.  For applicants after July 31st, you will find out your roommates on move in day. We do not provide roommate information for last minute applicants as it is too difficult logistically. Additionally, we do not provide your actual apartment number until move-in day. Staff will be on-site to direct you!
Can I share my suite with a friend if I make the request in advance?
You can share your suite with a friend as long as your friend also indicates on his/her application form that he/she would like to live with you.
I just found out that someone I know is moving into residence, and I’ve already submitted my application form. Can we still room together?
You can still room together provided that you make a request before residents start to move in and that both of you with this request..
Can males and females share a suite?
You can share a suite only if requested and all gender suites are available. You would request this on your personality profile which is set out during the application process.
What if I am not getting along with my suitemate(s)? Can I switch rooms?
Every effort is made to ensure suitemates are as compatible as possible. Each problem is addressed on an individual basis, taking into account students’ concerns and rooming availability. We ask that any suitemate conflict that cannot be dealt with on your own, be addressed to your Resident Advisors for assistance. Resident Advisors will try to mediate the situation however, if an agreement cannot be reached and a room switch needs to take place there may be a $75 transfer fee to cover administration costs.

We are only able to offer room relocation if there is open space available in the residence. We cannot guarantee that we can relocate students in all circumstances.

Suites & Rooms

Does the suite come furnished?
Each suite’s common area is furnished with a couch, love seat, coffee table and end tables. In the kitchen/dining room, there is a kitchen table & chairs, full-size fridge, stove/oven, cupboards and window coverings. A microwave oven is not included.
Are the bedrooms furnished?
Each bedroom has a twin-size bed; desk & desk chair; shelf; closet; electric baseboard heater; window coverings and a lockable bedroom door. You may wish to bring a small dresser, bar fridge and/or microwave oven to keep in your bedroom and any items you wish to personalize your space.
How big is the standard bedroom?
The standard bedroom is approximately 7 ft X 11 ft in size.
How big is the large bedroom & how much does it cost?
The large bedroom (also known as “bedroom 6”) is approximately 9 ft x 12 ft.

The large room is $50/month extra added to your existing lease rate.
